A listing agent is a realtor

First off plot twist - realtors hate sellers because no matter the ridiculous profits you make selling your house.. it’s never enough. Second, the fact you used a “listing agent” and not a realtor (which doesn’t entirely make sense) means you yourself most likely overpriced it. And third, had you used a realtor they would have made sure you knew these things going into it and would have included them on your net sheet. People dog on realtors, but seems to me that this was your costly mistake.

Thank you to those people breaking down what a realtor, buyers agent and listing agent are. I always wondered what the difference was. I wish you well. Real estate transactions are rarely easy Especially when trust is diminished in any way. Not a realtor, but maybe just think about the hassle factor and if you want/need it gone. If you agreed to inspection that’s one thing. If they are just looking to figure out condition and there incoming expenses, that’s a different thing.

You went into a gun fight w a knife. The realtor is representing the buyer and you are representing yourself, you have no buffer, no coach to get you to the finish line.

You didn’t do your homework and refused to hire someone who would already know how to deal with that situation. You tried to game the system and you got what happens when you do things without educating yourself first: consequences. Take it as a learning lesson.

You get what you pay for… you chose to list with what sounds like a limited listing service. Any good listing agent is a full service agent who would have prepared you for all of these possibilities and likelihoods. It’s common knowledge to agents the requirements of each type of loan and VA does have minimum property requirements that require repairs so none of this would have been a surprise had you hired a full service agent

When calling the realtor manipulative and horrible, do you mean the buyer’s agent? Who owes a fiduciary duty to his/her client and not the seller? Selling a house is like a lawsuit. Both the buyer and seller need representation for it to be fair and equal

Bet you’re glad you saved 2.5% on a realtor

It’s entirely your own fault. You didn’t want to pay a realtor to represent you and now you’re paying the price. Don’t blame anyone but yourself.
