Usually point out all the utility points and major items so they don’t have to waste time looking for them. Then stay out of the way but nearby to answer any questions. Negotiations aren’t done but we are all trying to get to the finish line.

I don’t go to the inspections. Unless I’m also helping the buyer. my job is to review any problems that might arise with the inspection, inform my seller of potential solutions, and if the solutions the buyers agent provided are reasonable.
