Taxes increase. Insurance costs increase. All kinds of deferred maintenance needs to be done that tenants would not see as an upgrade (fixing roofs, water heaters, etc, etc). The costs of landscaping, management, maintenance, etc, all go up over time.

I think they should only be able to charge a certain maximum percentage of the mortgage. If the mortgage goes up, the rent can go up. But if the home is an owned asset the rent should be set at a lower percentage and only increased if upgrades are done and property is reevaluated by a third party.

That’s ridiculous Property taxes go up every year Home insurance goes up But don’t pass any of that on to the renters because someone online said so

Yes. Mine took my rent from 1750 to 2150 simply because he could. No renovations nothing. In fact, I have roaches coming into my apartment through my wall I share with my neighbors and my landlord won’t do shit about it so I pay over $2000 +300 for utilities to live with roaches

That should be a mandatory rule upgrades be done every 2-3 yrs and carpet replacement on move outs at the end of lease !!
