Definitely build out your knowledge base before taking the dive. See if you can maybe locate a local Real Estate Investor club to join. In my area we have a really good one called REIN (Real Estate Investors of Nashville) most larger cities will have one of their own. A wealth of knowledgeable people in these clubs and most are willing to share their experiences good and bad. Good Luck and Happy Investing you possible “evil future landlord”!!!! Hahah

Education: Youtube University, search for top selling books on real estate investing online, be weary of "gurus" and expensive courses, join local FB groups Financing: Find lenders, preferably a mortgage broker or credit union who does a lot of business with investors specifically. Stay away from the big banks. Agent: Find and interview multiple licensed real estate agents who actually have experience investing in real estate

I got you from an investors standpoint. Here’s my advice to all first time home buyers. 1. Go get a pre-qual letter for an FHA loan. 2. Start looking for a duplex, triplex or quadplex in your area that you wouldn't mind living in for a year. 3. Use your -0- down FHA loan to get you in your (duplex, tri, quad). 4. Now you're the landlord and the owner and often times the other rental income will offset your monthly mortgage payments. Obvi, there's a little more to it, but it's a summary.
