heads up...anyone telling you the market is shit is just not out there right now writing offers. Wrote one 5 days ago for a fully qualified buyer, ready to close in 21 days, non contingent waived everything, 10k above list price - super clean.
after 48 hours, a deadline was set, 4 days after that (tonight) just heard.
The winning offer was 32k above list price.
List price $480k
Offer price $490k
Winning price $512k.
I mean common are we in 2023 again. Very interesting.
