I've known landlords yg tak pernah naikkan sewa for more than 5 years. Simply because the tenant tak pernah miss payment, has been very good at keeping the house in proper condition. Dalam tenancy agreement pun dia letak auto rebate of RM100 if rental is paid before the 30th of the month. Bila both parties bertanggungjawab, win-win.
