Story time as a new landlord: On Jan 1, rather than paying rent, my tenant notified me they moved out (5 months prior to the lease ending) I pride myself on being a great landlord. I let her move in a week early, reduced the security deposit since she was a friend of a friend, and any issue was addressed same day. I even refunded a late fee. It’s now the end of February and I have yet to secure another tenant. Some say it’s not worth suing to recover funds since I didn’t profit much.. thoughts?

Girl! These folks and these replies 😂 you were a saint in this situation.. pray about it and move forward. God will handle her how he sees fit it’s not for you to determine if she was lying or not we just know she did things wrong! If anything she could hv asked to sublease to someone else until her lease was up but these folks want to stick it to the man so bad only worried about her losing her job but not about you losing your mortgage payment when an agreement was signed.. praying 🙏🏾

If they moved out the day before they notified you, then they knew before that they were moving and failed to let you know. You’ve been lenient on many things already, so I’d say you’re entitled to be paid rent from the previous tenant until a new one has moved in or until the end of the lease, whichever comes first. That’s a part of having a lease that the tenant broke. If that amount turns out to be one month’s rent, you may not feel it’s worth messing with, but otherwise go after it.

If she would have lost her job and been unable to pay rent you would have evicted her. You can find another tenant, her situation is more difficult. I think she made the best decision given the circumstances. Given the state of the economy I think we should show everyone some grace.

a contract is a contract but let’s be honest hopefully she left it clean at least she was down bad so either way you wasn’t going to get paid and now going to court and trying to find her out of town will end of being way more costly a headache and timing i would just take it as a lose and learn from the lesson and say if she lying and she just out here homeless living with someone and just knew she couldn’t pay you really want get nothing just spending money to go to court
