Renting vs buying. Buying: in 30 years. You’re done paying for a place to live. Your payment stays the same. Taxes/insurance may change slightly. Renting: after 30 years you’re still paying for a place to live. Your rent increases every year. YES, you will be paying the taxes on the property in the rent YES you will be paying for the repairs in the rent. Landlords don’t do it for free.

My insurance has gone up from about 1500 to 2300 annually, and I’ve never made a claim ever. The cost to maintain my house has gone probably 30% or 40% in the last few years. You know what doesn’t go up, your rent for the term of your lease. All your landlords carrying cost can go up and it doesn’t mean jack because your rent stays the same for the term of the lease.

What you're not considering in your equation is opportunity cost. If you use the money well that you save on renting vs buying, you can increase your wealth more, especially if you move houses at least once.
