Okay so I need some advice- Our downstairs neighbor has been quite the character ever since we moved in. For context- my husband and I are both disabled. We have two large breed service dogs. I have issues with my mobility and he’s a larger dude. Our apartment is hardwood floors. Our downstairs neighbor decided to start banging on her ceiling any time we walked around our apartment. Like legit following our footsteps, banging on the ceiling. This was mostly happening when I was in a boot 1/?

Make sure you know all the rules well and stick to them yourself. Make sure other neighbors could give a testimony of the pleasant neighbor you are yourself. Next: document EVERYTHING, write down when you spoke to neighbor (date, time) what was discussed or happend, film the smoke and the banging on the ceiling. Report everything immediately and factually to management. No sentiment, just facts. Take it from there.

Document as many occurrences of the problem behaviour as you can, including dates and times, over a period of (say) a week or two, to establish a pattern. Once you have that evidence collected, take it to building management and make a request for a solution. Keep going until you get a resolution.

Start keeping track of everything she does with date, time and details, such as banging on her ceiling, smoking, whatever. Email it to the office every week or two and CC yourself. Make sure you keep a file in your email with each complaint that you send. In my experience, the office people won’t do shit until you email detailed complaints.

What if you got a smoke detector and put it on your balcony? The very loud alarm sound might act as a deterrent to the smoking. Of course, annoying to you as well but if it stops her, might be worth it.

When she goes out onto the patio just pour water down off of yours. I'm sure she won't be smoking whilst dripping wet. *ooops* watering the plants you didn't mean to get them wet.

Would rugs be a hazard? All hardwood apts I’ve experienced have rules requiring floor coverings for 3/4+ of surface.

Buy a couple of fans that you can put on the patio and blow that smoke away. She’ll stop when she sees she can’t smoke you out you might even tip them downward at the railing to blow her smile back to her
