If you take out a loan and put the money into a mutual fund because you think you'll make more than you pay in interest, is that a job? How is being a landlord a job?

I’ve never heard anyone call being a landlord a job. Purchasing real estate is an investment. Managing property could be a job. A landlord might pay someone to manage their property or they might do it their self.

Property management is a job and if you think it’s not; give it a try. It’s a shitty thankless job. What you’re actually talking about is real estate investing. It’s not a job, it’s investing; and anyone is allowed and encouraged to do it. I build em and sell em. I don’t care who buys them or why they buy them, and it’s illegal for me to even ask.

It’s called professional investor… u don’t go borrow a large sum of money unless you know you have a chance of paying it back because it would destroy your life otherwise. If you don’t put work into it and just borrow to put in the market, that’s called gambling
